“Investors and Corporations seek new spaces despite volatile market”. Those were the headlines in the Nov. 16, 2007 article from Commercial Property News listing Seattle as second only to New York in the “flight to quality” as the reason investors are setting their sights on Seattle’s commercial and industrial properties.
Seattle’s metropolitan area only ranks 23rd in population among US cities and King County ranks 14th largest county, but both pop up frequently in discussions about LEADING cities.
Greater Seattle is luring investors with its growing population, its influential position with the Pacific Rim shipping network and the presence of corporate giants like Microsoft Corp and Google Inc. Seattle’s investment activity is growing at an even faster clip than overall investment velocity was just a year ago. Through the third quarter of 2007, for example, industrial sales velocity in Seattle increased 76 percent over 2006 levels to 41.8 billion according to Real capital Analytics. Nationwide, industrial velocity grew at only 15 percent rate during the same period.
Southpark with its Unincorporated King County status and industrial properties is poised to enjoy this influx of investors. Call me if you are interested in being part of this.
