During this century the Puget Sound region’s population is expected to double to over 3.5 million people. We are still enjoying boom-town in this area compared with the rest of the U.S. Between Redmond to the NorthEast, Bellevue to the East and Seattle in the West, there is a combined 60 million square feet of corporate and multi-tenant office space.
In order to limit sprawl, these three cities need to absorb the bulk of the regions employment, leaving our outlying areas for future generations to enjoy the quality of life we have come to enjoy in the Northwest. With our Mayor and City Council on board, Seattle is able to contribute to sustainability through more and greener buildings in the downtown core.
“Higher-density development generates less traffic than low-density development per unit, making walking and public transit more feasible and creating opportunities for shared parking” according to the Urban Land Institute. We strengthen our position as key employment centers through our concentrated mixed construction in the commercial cores of these three cities. Without high-density development, we’ll see office parks in outlying areas creating sprawl, low-density environments, longer commutes and bedroom towns with no sense of community. Just imagine the highway chaos, laying cement where grass should be and the increased dangers of air and water pollution caused by so many automobiles. Our highway system is stretched now as we eagerly wait for the first leg of Lite rail to fall into place.
Almost 100 percent of suburban drivers into the city are single occupancy and more than half of downtown Seattle citizens drive alone in their cars. Commercial real estate developeres are working together to see that Seattle, Redmond and Bellevue have the offices in place to attract employees living in the city and with the new condominium projects coming on line in Seattle, there will even be somewhere for those employees to walk home to at night.
The secret is out about the Pacific Northwest, now we need to guide the process by which we will all prosper and become the centers of a great urban lifestyle. This is within our reach while we are still manageable size.
